No-No-Notorious
Student housing in Morgantown is notoriously bad. Outsiders are amazed at the old firetraps and depressing neighborhoods that students inhabit. It's hard for me to imagine a non-college town, where entire neighborhoods and street blocks are not dedicated to the under-25 population.
A Little Outside the Box
I lived in Sunnyside for one semester, but I've been really fortunate to mainly live in residential areas, rather than student areas. My first apartment, even with it's flaws, beat Sunnyside hands-down just for the better surrounding environment. (Actually, my real first apartment was on Pietro Street, not Cobun Avenue. But since I only lived there for two days, I prefer to mentally block these 48 hours from my personal history.
On some rare occasions, students get lucky when it comes to their housing. My friend Sandi and her mansion is a good example.
You might not be as lucky as Sandi, but here's a link to WVU's off-campus housing site to help you with any housing searches you may be facing: "http://studentlife.wvu.edu/OffCampusHousing/"
